Caroline Bay Marina

With travel, tourism, and the megayacht industry growing at a tremendous rate, the Morgan’s Point waterfront area was ready to be refreshed. Edgewater was contracted to provide a market feasibility study, design, engineering, and project management for a luxury marina and yacht club. The project’s scope included the design of a 500 ft. pier, piles, seawalls, a marina, and shoreline stabilization. Wave attenuation was incorporated into the design to protect small vessels and megayachts at the facility.

The final design included a marina to accommodate vessels ranging from 30 to 300 ft. in length, with amenities including shore power, Wi-Fi, fire protection, access gangways, fueling facilities, pump-out services, and ADA compliant docks that could accommodate golf carts. This marina redevelopment is part of a larger, five-star waterfront development that includes an 85-room Ritz Carlton Reserve boutique hotel and 147 newly constructed condominium and single-family home sites. The project was opened in the spring of 2017, in time for the America’s Cup Regatta.
