Gooseberry Point Master Plan
Uniting local fishing heritage with community growth.
Edgewater was engaged by the Lummi Nation to create a Master Plan for Gooseberry Point, aiming to harmonize residential, commercial, and maritime fishing uses. The plan addressed the community’s need for a viable commercial waterfront and services, while also resolving conflicts caused by ferry traffic bisecting the area. Key elements included improved vessel offloading methods to increase efficiency, and strategies to reduce congestion from ferry vehicle queues.
The plan proposed phased development, from a protected nearshore harborage to varied upland density options. Alternatives for trailer launches and a relocated ferry terminal were analyzed within a compact footprint. The process also revealed new revenue opportunities, such as a deep-draft recreational boating hub, megayacht servicing, and dry storage for smaller boats. By maximizing the value of water-dependent uses, the plan supports both economic development and cultural preservation for the Lummi Nation.
